What most people don’t know is that the moisture penetration process can start long before the initial stages of flooring installation. In fact, moisture can enter the subfloor when the concrete is first poured. The difference in pressure causes the moisture to migrate to an area of high vapor pressure—like the wet soil underneath—to a low vapor pressure area—the a building’s dry interior.

So, how do you ensure moisture doesn’t cause adhesion breakdowns in your flooring system? Incorporate an effective moisture mitigation system; it reduces the effect of moisture that transfers on the concrete slabs.

Here are the steps to a successful moisture mitigation project:

Step #1: Include a Moisture Control Flooring System in the Project Planning

Most often, professionals overlook the importance of a moisture mitigation system during the flooring installation process, costing the building owners thousands of dollars in repair and maintenance in the long run.

Therefore, the first step is to take the moisture control system into account in the original construction bid.  Advance planning enables professionals to address moisture issues sooner—something that holds high stakes, especially in healthcare facilities.

Step #2: Select the Right Flooring Contractor

Hire a contractor who can provide both services: properly install the flooring products and design a proactive plan to address potential moisture issues.

You can determine whether a flooring contractor has the right qualifications for a specific project by asking the following questions:

  • How many years of experience does the flooring contractor have in the industry?
  • Have they kept up with advances in moisture control and testing systems?
  • Is the contractor trained or certified to install the specified flooring products?

Step #3: Conduct Moisture Tests At the Appropriate Time

How do you ensure that the concrete slabs are fully dried before you move on to floor installation? Conduct moisture testing to measure the relative humidity (RH) reading on the slabs.

RH testing is the best indicator of the concrete slabs’ RH levels. It informs the contractor when the subfloor is ready for installation. It’s essential to measure RH levels before and even during the flooring installation project.

It’s important to mention here that measuring moisture on the surface of the slabs isn’t enough as it doesn’t accurately depict the subfloor’s relative humidity. This is why probes must be placed at specific depths within the slabs for accurate RH readings. Be sure to refer to manufacturer’s guidelines for recommended RH levels and testing procedures.

If the RH levels in the slabs are higher than acceptable, you need to follow a proper moisture mitigation system.

Step #4: Make Sure You Use the Right Moisture Mitigation System

After moisture testing is the process of preparing the substrate. This involves blasting the substrates with a solid epoxy system—for instance—to suppress the excessive moisture vapor emissions in each section of the slab.  Epoxy floor coatings are warranted for use on slabs with high RH readings, drying the concrete within no time and allowing for quick priming.

In case of renovation projects, if you have cuts and cracks in the slab, mix hardening material into the resin using an epoxy mixing paddle and slow-speed drill.

Furthermore, in order to meet the highest safety standards, make sure the mixing area is properly ventilated and workers use proper safety equipment, including protective masks, work suits and goggles.
